Located 150 feet from the beach and tranquil shallow warm Gulf
waters. This lovely spacious HOME, with sea breeze cross ventilation,
and air conditioning, has a private entrance on each level.
NOTE!! Each level is complete and totally self contained
with a full kitchen, dining and living room and can be rented
for SMALL GROUPS of 2 to 8 persons.
Multiple families or a large group of friends can have complete
privacy and yet socialize on any level of the home. Having three
private levels in this home is a great concept, as early or late
morning risers can be independent of other floor occupants.
The penthouse provides panoramic views of the ocean and gorgeous sunsets.
No city lights. Brilliant sparkling stars at night.
A great vacation find in this quiet beach area, overlooking the ocean
and perfect for a quiet vacation for a family group get together, or a
bunch of friends.
NOTE!! It is possible for each floor level to be reserved
separately for small groups of 2 to 8 people at REDUCED rates. Please
inquire.
TOTAL occupancy can be increased, as there are two additional sofa
beds and many hammocks. All linens are included and there is a clothes
washer and drier.
This 5,500 sq-ft of tiled luxury Villa, with carved Mexican
furniture, has FIVE SUITES with private bathrooms. 3 king or 6 twin
beds and 2 queen beds. All rooms have TV and ceiling fans.
The FIRST level has one suite. The SECOND level has three suites, The
PENTHOUSE has one suite.
Each level, is totally self contained with a full kitchen, living
room and dining room. Huge terraces. Each level is independently air
conditioned. Solid stone topped custom dining tables, seats 6 to 8
people on each level.
There are 5 terraces, equipped for relaxing in hammocks.

This beach Home/Villa is 26 miles North of Merida International
Airport (MID) and 7 miles East of Progreso. Caretaker on site 24/7.

TIP--- Major car rentals firms at the Airport will deliver your
vehicle to the airport, but it is usually cheaper to rent in Merida.
TIP #2:Flights are usually cheaper to Cancun. Rent a car in Cancun.
The Villa is 4 hrs drive on good roads from Cancun. Also, air
conditioned coaches from Cancun to Merida are about $30 one way. Pick
up at the coach station is available.
Rental pricing is inclusive of all fees and utilities, excepting a
$50 cleaning fee/ floor level, deductible from the $300 Security Deposit.

**** Villa "Castillo Nicte Ha" is the finest and newest home in the
area. It has a lovely swimming pool and is located only 150 ft from
the beach. Fishing, beach walking. Villa is 7 miles east of Progreso
and 1 mile east of Chicxulub Puerto, a quiet fishing village.
Many Mayan architectural sites and ruins abound on the Yucatan
Peninsula, The spectacular CHICHEN ITZA (voted one of the 7 man made
wonders on Earth in 2007),is 1.5 hours drive. UXMAL, 1 hour.
We can arrange for a knowledgeable tour guide to drive you to such places.
Explore small villages, Colonial towns, underground swimming pools
known as "cenotes", found only in Yucatan.
Tour Hacienda's of a bygone era.
Cancun, Cozumal and the Mexican Riviera are 4 hour on the toll road.
1000's of pink flamingos nest locally here on beach lagoons.

Cultural Activities.
Most of the theater concerts and events are free. Obtain tickets in
person at the Merida theaters for all events.
Yucatan's capital city, MERIDA, has an historic town center, with four
theaters, many charming restaurants and outdoor dining. A wonderful
Cathedral, the oldest on the North American mainland is worth a visit
in the main plaza, where students congregate at night. Many night
clubs and activities, all within a few blocks. The Mayan Museum and a
wide variety of places to shop and dine make this wonderful treasure
of a city worth a visit.
Folklorico and other dances and concerts take place during the week in
the main plaza.
Merida, a modern 1700's colonial town, is 20 miles south of
Progreso. It has Sears, Sams, K-mart, Home Depot, Walmart, and
shopping malls. Roads are excellent. Best medical doctors in Mexico.

Progreso. This important and local port town, has a fine
esplanade, the Malecon, and beach area, with supermarkets, colorful
street vendors and boat harbor. Restaurants on the beach will serve
you meals and drinks on the beach, on shaded tables.
Shop for fine carved local artisan products. Walk the streets of the
town and plazas. Cruise ships dock twice a week. Many expatriates live
here.
A moderate climate all year. Our 'winter' is 62F to 85F,with clean
ocean breezes and little traffic. Walking shorts are comfortable all
winter You won't need much clothing. Canadians and others from colder
climates winter here for months. Local buses are plentiful. Many
taxis. Life is relaxed. People are friendly. Very little crime.

Golf and tennis are 20 minute drive to the 18 hole private Ceiba Golf
Club course located between Merida and Progreso.

**** Rental Rates below are for the complete 3 story,5 suites, 6 bath
Villa,that accommodates 10 to 14 people and includes ALL utilities,
linens etc.
Weekly / Monthly
Sept to June $2340 / $4840 (winter rates)
July and August $3280 / $6950 (summer rates)
Easter AND Xmas weeks $3280
For Small Groups ie. 2 to 8 persons, not requiring the complete
Villa, each of the (3) self contained floor levels can be reserved
separately as follows:-
Off season "Winter rates":- $790 for First floor(one bedroom), $875
for Second floor ( three bedrooms), and $925 Penthouse (one bedroom).
Rental prices above include all utilities. There are no extra
charges or fees except for the $50 cleaning fee/floor.
Each level is complete with full kitchen and living and dining
rooms, and totally private with a it's own entrance door.

50% of the rental is required within 10 days of telephone or Email
reservation.
The balance is due 60 days prior to arrival plus $300
Security/Damage Deposit.

Payment is accepted in $USD, or Mexican pesos.
A Rental Agreement will be forwarded for signature upon receipt
of the Rental Deposit.
**** Refund Policy:
100% refund if cancellation is 90 days before arrival,(less 10%).
50% if within 60 days. NO Refunds for cancellations within 30 days
of arrival.
Delays due to weather or travel are not refundable.
