Vacation Rental Description

Casa Topaz has 2 master bedrooms, each with it's own private bath and there is a living/dining area  
and complete kitchen. It is totally separate and private from the 2 bedroom vacation rental  
upstairs.   
Casa Topaz occupies the entire first floor of a beautiful two-story property less than 500 yards  
from the Mexican Caribbean. You are within walking distance of a public beach, shopping, restaurants  
and the main square.  
 
The grounds are surrounded by a privacy fence and the garden features tropical plants, flowers and  
trees, a two-level swimming pool with a rock fountain, patio areas with cushioned lounge chairs and  
Adirondack chairs, a gas grill and sink, palapa covered patio with a table, chairs and 4 double size  
hammocks, outdoor shower, dive rinse tank, secure drying areas for scuba or snorkeling equipment and  
off-street, secure parking inside the gates.  
 
You are two streets from the newest and largest grocery store on Cozumel complete with deli, bakery,  
pharmacy, liquor, and a handy ATM machine. Nearby is a modern new multi-screen movie theatre, there  
is a public beach within walking distance (south) plus there are restaurants, shops and the main  
square (north) that are also within walking distance. 
 
The kitchen is fully-equipped including stove, refrigerator with freezer, blender, microwave, coffee  
maker, toaster, dishes and cookware.  We even have wine glasses and margarita glasses. 
 
It is fully air conditioned with remote controls for individual temperature control in each room.  
Furnishings are Mexican Colonical upholstered in imported fabrics. There’s a safe with a  
programmable digital lock, cable TV, DVD player and DVD movies, CD player and music CDs plus a  
reading library. Wireless high speed internet access is free, so bring your laptop if you wish.  
Special memory foam cushioning is on both of the king size beds but the bedding is flexible, to meet  
guest needs.  One king can be changed to 2 twins if requested in advance. The water system is  
pressizured, there's a fold away drying rack, a hair dryer in each bathroom plus an iron and  
ironing board.  In the living area closet you'll find an assortment of pool and beach toys and we do  
provide amenities like a cooler to take to the beach also.  
 
Purified water is provided and maid service is included. The maids use the washer and dryer during  
the day to launder sheets and towels, but guests have the use of the washer and dryer on site in the  
evenings for their personal laundry. 
 
Built to American standards, you'll find it's impeccably maintained, well equipped, and extremely  
comfortable plus the outdoor area with it's patios, garden and two-level swimming pool and fountain  
is a tropical delight. For larger groups, the entire property that includes both of the 2 bedroom  
units is perfect for a family of 6-8 but with extra bedding will accommodate up to 11 guests.

Vacation Rental Rates

High Season - January-April is $1,075/wk for up to 4 guests. 1 additional guest is an additional  
$75/wk  
Low Season - May-August is $942/wk for up to 4 guests. 1 additional guest is an additional $75/wk  
Fall Discount Rates - September-mid December $855/wk for up to 4 guests. 1 additional guest is an  
additional $75/wk  
 
LAST MINUTE SPECIAL:  Good between May 1 and Dec. 15, 2008.  Get a 20% discount for last minute  
reservations made within 6 weeks of arrival.  
 
There are 12% local fees plus a refundable $300 security deposit.
